ADDITIONNAL OFFER: - Our heated and roofed family swimming pool can be shared by guests from the beginning of April to the end of October daily till 7 p.m. (use at their own risk!) - no chlorine odour as it is run by saltwater, poolsize 8 m x 3.5 m, depth 1.6 m + roman stairs, pool roof made of polycarbonate. - Individual art courses for up to 4 guests (half- and full-day). - Renting of our small Oriental wellness oasis with whirlpool and Turkish shower (November through March). - Rent-a-bike (6 trekking bikes with cycle helmets). - The meeting room (33 m2) for art courses/group activities is equipped with two big extendable tables with 12 chairs and a big sliding panoramic door. Beside a projector, scanner, printer and laptop with internet access the guests can use upon request also a printing machine for printing of graphics and painting easels. - All information about the equipment of the apartment, instructions for various devices and important phone numbers is stored in a file. There are also information and tips about local attractions, restaurants, shopping facilities etc. SPECIAL FEATURES: - the apartment is situated at our ornamental plants garden (5.000 m2) (100 varieties of roses, various oleanders) with an extensive stock of trees (chestnut trees, walnut trees, bay leaf trees, palm trees, fig trees, cypresses, olive trees), - the mostly fenced ornamental garden is adjacent to another non-scale natural forest and natural grassland plot (17,000 m2), - the garden offers numerous panoramic views on the sparsely populated Karst with its vineyards, dry meadows and mixed forests, as well as on the opposite hill with the medieval village Stanjel - our estate lies just next to the former Estate of Max Fabiani, - painting and photographing in the garden - just next is our Art gallery (shop) - pets only on prior request - we (family with 4 persons) live next door in the old farmhouse, i.e. we can help you with tips if needed. LOCATION OF THE OBJECT: The estate Mali raj pod kostanji is situated on a sunny terrace in upper Kobdilj just next to the former Fabiani Estate. They are surrounded by meadows, forests and vineyards. It takes only 15-20 minutes of a pleasant walk to Stanjel on the Fabiani path, which is clearly signposted. It takes 30 minutes or less to the famous caves of Skocjan and Postojna, to the Stud farm of Lipizzan horses in Lipica, to the old town of Trieste, the Rilke path at the Duino Castle, 1 h to Ljubljana or Piran, less than 2 hours to Venice or the Soca Valley (Julian Alps). MICROLOCATION OF THE APARTMENT 1: 50 m away from apartment 2. Main orientation versus east and west with panoramic view on Štanjel and the Karst plateau. FEATURES OF THE KARST: The Karst is a sparsely populated plateau (300 - 400 m above sea level) at the northeast edge of the Gulf of Trieste at the border between Slovenia and Italy. Pristine nature and a characetristic stone architecture with narrow old towns and paths lined with stone walls are the main features of the Karst. Famous are its wines, specially its dark red wine Teran (Terrano) and its old varieties of white wine like Malvazija (Malvasia) and Vitovska. A special feature is also the Karst ham dried in open air the so-called Kraski prsut (Prosciutto) as also other types of dried meat. The Karst is the sunniest area in Slovenia during November through March with even more sunshine hours than in Portoroz (Adriatic coast). The annual sunshine duration is 2,250h (i.e. 50% longer than in Frankfurt/Germany), November through March 630h and December 94h (i.e. 100%(!) longer than in Frankfurt/Germany).
